Mortgage Approval Process

  • Get Your Credit Report.

  • Gert Your Job Letter

  • 3 Recent Consecutive Paystubs

  • 2 Valid Pieces Of ID

  • Proof Of Down Payment

Documents Needed

  • Go to your banker

  • Give all you docs upfront for review

  • Tell Him / Her the truth, Do not hide anything.
    Its better not to get approved now, that to have huge problems later on

  • Tell Him / Her Not To Enter Anything Into the computer

  • Based on you docs ask if you can be approved and how much approx.

  • If you are satisfied proceed with that banker

  • Ask if there are any mortgage fees

  • Take EVERTHING in writing

Preapproval Process


This is is to approve the property being mortgaged

This is done when you did an offer on the property and you have a condition to get approved for a mortgage.

This is normally 5 Business days

Send all the offer documents by email to the bank right away.

DO NOT DELAY. Time is of the essence

Follow Up with the banker daily. or 2 times Daily.

Ask them what step is the mortgage approval at.

This is to make sure they are not delaying your approval

Very Very Important: Tell them that they MUST do the appraisal within these 5 days

Now Remember: Some Mortgage Broker will do this appraisal much later on. They will tell you it is okay.

DO NOT believe that. You are setting yourself up for huge problems

Get the commitment in writing. Without any conditions ask your lawyer to review the commitment

The commitment must have no conditions.

READ BELOW:
After you get fully approved, your credit must be same or better. DO NOT purchase any huge item on credit that will negatively impact you mortgage approval, Wait till your deal closes
